1. It’s over 15 years old

Most UK boilers are designed for a 12-15 year service life. A well-serviced unit can run 20+, but two things change after the 15-year mark: efficiency drops (older condensing boilers degrade ~1-2% per year) and parts get harder to source. By year 18-20, even routine repairs need parts from third-party suppliers and turnaround times stretch.

2. Repair cost is more than 50% of a new install

The classic threshold. A new condensing combi installed in Leicester runs £1,800-£3,500. If the next repair quote is £900+ for an old combi, you’re spending half the price of new on parts that will see you through another year or two at most.

3. It’s a non-condensing model

After three or four lockouts in a season, replace.

5. Visible leaks from the boiler casing

Is there a UK grant for replacing a gas boiler?

Not for replacing one gas boiler with another. The Boiler Upgrade Scheme (BUS) gives £7,500 toward an air-source heat pump (replacing a gas boiler with electric), but there’s no grant for like-for-like gas-to-gas replacement. ECO4 grants exist for low-income households getting their first gas boiler — narrow eligibility.

Should I replace before winter or after?

Before. Engineers are less booked September-October than they are in November-February, so you get appointment flexibility, lower out-of-hours risk, and you avoid the panic-replace tax that comes with a January boiler failure.

Will a new boiler save me money on bills?
